Unlike typical crowdfunding sources, JCR offers direct investments (no fund, no platform, no middleman). By investing directly with JCR, investors:
Avoid the 1–3% platform fees and other “hidden layers.”
Invest directly into the real estate, not into an entity controlled by a crowdfunding intermediary.
Get full transparency on property-level performance and returns.
Distributions, income statements, and balance sheet are sent out quarterly with K-1’s provided by March 31st through the Appfolio Investor Portal.
New JCR investors are welcomed on a first-come, first-served basis. Existing investors receive automatic priority and are pre-included in new opportunities before they are opened to others.
Investment Process

Opportunity Presented

JCR presents a deal under contract, typically 20-30 days prior to closing.

Review & Sign Documents

Interested investors receive offering documents, which can be signed via scan, email, fax, or DocuSign.

Fund Your Investment

Investors are required to wire funds within two business days of signing documents.

Closing & First Update

JCR provides its first communication shortly after the investment is acquired and closed.

Quarterly Distributions

Distributions are provided within 30 days following the end of a calendar quarter. If an acquisition closes late in a quarter, distributions commence after the *following* quarter.

Quarterly Reporting

Income statements and balance sheets are provided within 30 days after each calendar quarter via the Appfolio Investor Portal.

Annual Tax Documents

K-1s are provided via the Appfolio Investor Portal by March 31st following each tax year.
